Adding area rather than rearranging it

Extensions add floor area rather than rearrange it, which makes them a different proposition from alterations. Through our contractor network the scope includes carports, patios and verandas, bedroom and bathroom additions, second-storey additions and outbuildings and flatlets. What you can add is determined by the stand before it is determined by the brief.

Extending is usually cheaper than moving once transfer duty, agent commission, bond costs and the move itself are accounted for. The exception is where the extension pushes the property above the ceiling price for the street, in which case the spend may not be recovered on sale. Asking a local agent what the top-end value in your area is, before committing, is worth the phone call.

Building out is usually cheaper than building up, but the stand decides. A ground-floor addition needs foundations, a roof tie-in and enough space inside your building lines; adding a storey needs the existing foundations and walls assessed by an engineer for the additional load, and often strengthening that is invisible from outside. Coverage and building line restrictions vary by zoning and by estate, so establish what you are allowed to build before deciding what you want.

We deliberately do not publish extension prices. What the stand permits, whether the existing structure can carry an upper floor, the foundation requirement and the finish level all move the figure substantially, and none can be judged without an assessment. Joining New Work To Existing Building

The junction is where extensions leak and show

Nothing about an extension matches exactly, and a contractor who promises otherwise is overselling. Face brick ranges discontinue, plaster and paint weather, and roof tiles fade over years in the sun. A good contractor says this upfront and suggests either a deliberate contrast or repainting the whole elevation so the join is not obvious.

Badly executed roof tie-ins are the commonest source of leaks in extensions. The junction between old and new roof needs correct flashing and compatible pitch, and if the existing roof is aged, the new section will differ in colour and condition. Ask specifically how the tie-in will be detailed and what flashing is specified, because it is the detail that determines whether the extension stays dry.

Structures of different ages move differently, and the junction has to accommodate that. An existing building has settled over decades while a new foundation has not, so a rigid connection between them cracks. Movement joints at the junction, correctly detailed, prevent the cracking that otherwise appears within the first two years and gets blamed on workmanship.

We do not publish extension prices, and the junction detailing above is part of the reason. What the tie-in requires depends on the existing roof, wall construction and foundation, none of which can be assessed from a description. Rates also differ substantially by area. Adding floor area generally requires approved plans, because coverage, building lines and height are all affected. Requirements differ by municipality and do change, and estates layer their own architectural guidelines on top. Approval timelines run independently of construction and commonly take longer than owners expect, so the submission should happen early rather than once the design feels finished.

A distribution board with no spare ways, a geyser already sized for the current household, and drainage designed for the original bathroom count all become constraints once you add rooms. Establishing capacity during design is considerably cheaper than discovering it during construction.

Drainage constrains bathroom and kitchen additions more than anything else. Waste needs adequate fall to reach the existing connection, and where the extension sits relative to that connection determines whether it is straightforward or requires a pump. Ground levels, existing drain depth and the distance involved all matter, and none of it is visible from the surface.
