Scoped honestly before the first tool is lifted
Renovation covers a far wider range than the word suggests. Through our contractor network the scope includes demolition and strip-out, bathroom renovations, kitchen renovations and open-plan conversions. Some projects are a single room over three weeks, others gut a property and run for months alongside several trades — and the contractor suited to one is rarely suited to the other.
The most useful thing you can do with renovation quotes is compare scope before price. The cheapest quote is almost always cheapest because something is missing — waterproofing, rubble removal, making good after plumbing, or the finishing items quietly listed as client to supply. Ask each contractor to price the same written scope and the gap usually shrinks to something explainable.
Property age and construction drive most of what a renovation actually costs. Older homes frequently reveal galvanised plumbing, original wiring and non-standard openings once finishes come off, none of which appear in a quote written from a walk-through. Newer townhouses and complexes usually present fewer surprises but bring body corporate rules, restricted working hours and access limitations.

Rates vary considerably between contractors and between areas — the same bathroom in a smaller town frequently costs materially less than in a metro — and access, property age, the condition behind the finishes and the specification all move the figure before anyone can quote responsibly. Waterproofing and drainage falls decide whether it lasts
Bathrooms and kitchens are the two most requested renovations we place, and both are where an experienced contractor earns their fee. Waterproofing, falls to drainage and plumbing relocation are what separate a renovation that lasts from one that fails within two years — and all three are completely invisible once tiling goes on.
Sequencing decides how long a bathroom or kitchen takes. The expensive delays are almost never the work itself — they are the gaps, where a tiler waits three days for a plumber, or cabinetry arrives before the electrician has finished. A contractor running their own sequence absorbs that risk; one coordinating loosely passes it to you as standing time.
Existing plumbing and drainage constrain what is practical. Moving a toilet or a sink means relocating waste, and where a slab or existing drainage runs determines how expensive that becomes. Older properties frequently reveal galvanised supply pipe that needs replacing once opened up. Structural changes usually require local council plan approval, and our contractors handle that submission alongside the build.

Specification is most of the cost and it ranges enormously — the same layout can differ several times over depending on fittings, tiling and cabinetry — and contractor rates differ by area on top of that. The planning stage decides how the build goes
A renovation is only as good as the planning behind it. Contractors worth using walk through the space before quoting, identify structural challenges upfront and provide a detailed scope so you know exactly what you are paying for. A quote produced without a site visit is an estimate dressed up as a price.
Payments should follow completed stages rather than calendar dates. Foundations, first fix, plaster, second fix, handover — each is verifiable. Never pay materially ahead of the work completed, because a contractor asking for a large upfront sum is asking you to fund their cash flow, and that is where most renovation disputes begin.
Approvals depend on what you are changing. Moving or removing structural walls, altering the roof line or adding floor area generally requires approved plans, while cosmetic work such as finishes, cupboards and fittings does not. The grey area is bathrooms and kitchens, where relocating drainage sometimes triggers a requirement. Rules differ by municipality and do change, so ask before demolition rather than after.
